JP Properties Maintenance Request

Have a maintenance issue? Submit it here and we will work to get the issue resolved as quickly as possible. Please read through these items to keep in mind before submitting your repair:

What your landlord will repair:
- Electrical issues
- Plumbing issues
- Furnace/Ventilation issues (in addition, we schedule regular annual furnace maintenance in the fall).
- Structural issues (ceiling leaks or cracks, issues with floors, stairs, railings, walls, roofs, porches, etc.)
- Repairs to appliances that are included within your lease


What you are responsible for taking care of:
- Light bulb replacement
- Items that can be repaired with a simple tightening of a screwdriver (loose knobs or cabinet doors, etc.).
- Regular lawn care excluding mowing (ensuring yard does not have any items in it, trash is kept in proper containers, etc.).


Keep in mind that if it is something broken by you as the tenant, you WILL be charged for the repairs, either billed directly or as a deduction from your security deposit if left unpaid. This includes:
- Broken windows and doors, and window/door screens;
- Sewage blockage caused by flushing items that are not toilet paper down the toilet;
- Holes in walls/doors as a result of punching, hitting, throwing, hanging items, etc.;
- Pest control that is the result of current tenant’s living conditions;
- Other items broken that are not the result of regular/natural wear and tear that were in decent, working condition upon move-in.


If you are unsure if your repair issue falls under this list, you’re welcome to submit it, but your request may be denied.
